1) There is often a high concentration of condominiums in desireable areas where land is at a premium. If you want to be in one of these locations, but it's too pricey, or nothing else is available, a condo may be your best or only choice.
2) Security is often a feature of the complex. For those of you who want limited entry to the condominium
complex by others, you have the option of a security code gate or a guard that allows no one in unless they have your approval. The most common is a guard that will meet guests at the gate and provide them with a pass. Also, there is often times an added benefit of having neighbors around. It makes it easier to lock up and leave for extended periods of time.
3) Condominiums have a wide price range. By comparing the location with the price of single family homes in the same area, you will likely see at least a 20-30% savings on the initial cost for that particular premium location.
4) You are in for a treat when you realize that you will never have to mow the grass again or injure yourself performing the tasks required to keep your home maintained. No longer will there be huge expenses such as a new roof, painting or re-siding your home, landscaping the yard and on and on.
5) Amenities in each condominium complex vary, but you will usually find a pool, maybe a heated one too and often times a whirlpool or hot tub. The landscaping will typically be impecable and some having fountains and sculptures. The other wonderful additions might be a pavillion and barbque grills, convention center or meeting rooms, game room, owners lounge, beach chairs and umbrellas, storage units and more.
In addition, some of the condomiuiums are actual resorts and planned unit developments where you will be able to find everything you need or want within walking distance. Things such as a movie theatre, shopping, restaurants, parks and more.
6) There is a trade off for all of those amenities and that is with a monthly or quarterly fee, but if you work the numbers, you will almost always come out ahead. That's not to mention the time benefit as you can relax or play while the work is being done by others.
7) Each condo shares a portion of the grounds, amenity expenses and is a memeber of the condo association. They have an elected board that serves to enforce bylaws. With that said, they handle maintenance and repair issues as well as disputes with other owners and the developer.

Condominium ownership pros and CONS:
1) What you will own is essentially a box of air, the space between
the walls of your unit. You donot own the land under the building, you have a share of interest in it. You share ownership of all of the common areas with the other owners.
2) Sharing living areas with your neighbors means that you are more likely to run into them and hear them. You will also have to communicate and coordinate with them on decisions regarding the common areas.
3) The monthly or quarterly fees that you will pay are for maintenance and repairs of the common areas. Often times it is also for cable, water, sewer and garbage and management. There may occassionally be assessment fees needed to make large repairs or replacements. Your fees may also be paying for amenities that you never use.
4) There are always going to be rules as there is a set of them called covenants, conditions and restrictions. This somewhat like those of a gated or other type community of single family homes. Things it may include are pet regulations, noise levels, things allowed on your balcony and window coverings and others.
5) There is a condominium association because it is made up of homeowners and not professional property managers, the association may be weak. It is also probable that if you want to renovate or rent your unit, you may need to get it approved by the association.
6) This type of ownership, in some instances, is trendy. If you decide to re-sell your unit, depending on the time in the real estate market, you could sell fast with a great profit, or you may end up holding on to it for longer than you anticipated or selling it for less of a profit. Although, I believe that is true in most real estate markets.
