Let's use an example so you can see how signifigant it will be. If the sales price is $400,000.00, just take 1% of that amount which equals $4,000.00.
Most people use the rebate or discount to pay a portion of their closing costs.
I will caution you that many lenders will not want to see you get cash back or cash in hand at closing. That is why I suggest using it on your closing costs.

The rebate process is very simple
In any real estate transaction there is a buyer and a seller. A Listing agent works with the Seller and a Buyer’s agent works with the Buyer.
The person who pays ALL the commission in a real estate transaction is the home Seller. Buyers do not pay a commission.
When I work AS a Buyer’s agent, I am not concerned about the amount of commission a listing broker has charged a home seller to list their home. As a cooperating broker, I will be paid an already pre-determined amount, IF I sell their home. The commission is paid by the seller through the listing broker.
Now you know how buyer rebates work. Where the rebate money comes from and that a rebate will NOT increase the price of your new home because it comes out of the commission the home seller agreed to pay before you ever looked at the home, or began working with me.
It even works for new construction. Most builders and developers will pay a commission to a buyer’s agent.
Because of fair housing laws, the Builder's published list price guarantees that everyone pays the same price - with or with out a Realtor.
The builder does not reduce the price of your new home if they don’t pay a real estate commission.
